Typical pet policy:
Non-refundable pet fee (generally $200 per approved dog)
Dogs only
Owners remain responsible for any damages

Are There Taxes on Monthly Rentals?
Virginia state and local lodging taxes apply to stays under 90 consecutive days.
Guests staying 90 days or longer may qualify for significant tax savings under Virginia law, making longer stays even more affordable.
Do I Need Renters Insurance?
For leases longer than 90 days, renters insurance is required.
Most policies cost around $15–20 per month and provide valuable protection for your personal belongings.
Is There a Security Deposit?
Yes.
The security deposit is equal to one month's rent and is due upon lease signing.
Before arrival, our team completes a detailed inspection of the property.
You'll also have five days after move-in to notify us of anything you'd like documented so everyone begins with the same expectations.
After move-out, we'll complete a final inspection and promptly process your security deposit according to the lease agreement.
How Does the Application Process Work?
We've made it simple.
Submit your online application.
Pay the $50 application fee.
Complete your authorization for our secure third-party background screening.
We review credit, eviction, criminal background, and payment history.
Most applications are processed within 24–48 hours after all required information has been received.
If a property has already been leased or another application is actively being considered, we do not process your application fee.
How Do I Reserve a Monthly Rental?
Our homes are leased on a first-approved basis.
Your home is secured once we have received:
Approved application
Signed lease
Security deposit
Because our inventory is limited each season, we recommend applying early.
What Happens After I Sign My Lease?
Once everything is complete, you'll receive access to your secure Resident Portal where you can:
Make payments online
Contact our Guest Coordinator
Submit maintenance requests
Communicate with our local team throughout your stay
What Should I Expect on Move-In Day?
Your home will be professionally cleaned, inspected, and ready when your lease begins.
You'll receive your personalized keyless entry code by text message, allowing you to arrive whenever it's convenient.
For 30-day furnished stays:
Beds are made before arrival
Towels are provided
Fully stocked kitchen
For longer leases:
Linens and towels are available upon request for an additional fee if needed.
